Hotel Projects In the works!

Been a while since I've done this. This is a full rundown of all hotel projects in the pipeline. How many rooms and when we might expect to see them open. Please keep in mind, all projects are considered "In the works" so none are guaranteed at this point.

Avid Hotel; Former Emrich Furniture building. This project is being built on the former Emrich Furniture Building, 3.5 blocks south of Lucas Oil, on the South side of I70. Bought by Winamac-based Good Oil Co. with construction being done by Kaur Properties LLC work began work on the hotel in September of this year. Winamac also bought the Lenny’s Gentlemen’s Club next door last year which was torn down in order to build a restaurant. This project is being done in 2 phases. First phase being the retail store and a gas station/connivance store which is now complete. Second phase being the Hotel which has now begun construction that will feature 104 rooms and a restaurant to be built next door as well. This hotel has an estimated completion date of late 2021. Avid hotel room rates in large cities average $125 - $150 a night.

Hampton Inn and Homewood Suites by Hilton; Bethel AME Church Hotel project. These two hotels finally began construction back in early June of 2018. After more then 2 years of hang-ups ranging from lawsuits and financial difficulties. The duel brand hotels will incorporate the existing Church into the project to serve as the lobby and will feature photos from the church's history throughout as well as incorporate other aspects into the hotel. This project is located 6 blocks north of the ICC and will add 197 rooms between the two hotels and a completion date of December 2020

Bottleworks Hotel Phase 1. Construction of this hotel began in early July of 2018. It is being built in the former Coca-cola bottling plant. It will be a boutique style hotel. Each room will have art commissioned by local Indianapolis artists. Though this project is located 1.9 miles away, keep in mind Candlewood DT medical district is 2.5 miles and falls into the DT block of hotels. This hotel was to be a West Elm Hotel, but a lawsuit forced the hotel to abandon all it's projects nationwide. So the final hotel flag hung is still unknown. This project will add 143 rooms and is expected to be completed in Aug. of 2020.

Drury Hotel; Indianapolis Business Journal building project. With the IBJ now relocated to Monument Circle, Drury Hotels plan on converting the old IBJ building into a 350 room hotel is moving forward. This hotel project is located 2.5 blocks East-north east of the ICC. And has an estimated completion date of sometime in 2022.

Intercontinental Hotel & Resorts, The Illinois Building. This is a conversion project of The Illinois Building. This project has been plagued by cost over-runs and a previous hotel backing out at the last min. 3 years ago. A new hotel chain IHG is looking at opening a 180 room hotel here. This project will feature a plush interior and a rooftop restaurant bar. Located 3 blocks East North East of the ICC. Construction began late last year with a completion date of April 2020.

Kimpton Hotel at One North Penn. This is a conversion project being done by loftus robinson llc of the One North Penn building. Located 4 blocks East North East of the ICC. Loftus Robinson has remained tight lipped about this project's cost and other information. They had said construction to begin late this year now that a legal dispute with a former tenet Centier Bank is now resolved with an estimated completion date of spring of 2021. Located 3 blocks east of the ICC. When completed it is to add 164 rooms

Motto by Hilton; King Cole Building project. Announced just a couple months ago, this project is being done by The Gettys Group. Located 3 blocks East North East of the ICC. It will feature a rooftop penthouse bar featuring indoor and outdoor seating. This hotel will add 116 rooms. Motto is a new brand by Hilton, and Motto’s standard rooms will be about 163 square feet. 12x14. Construction is to begin once approved by the city council and all permits by the Indy historic society are approved. A completion date has yet to be announced.

Moxy/AC Hotel; Pan Am Plaza project. Moxy and AC Hotels are Marriott’s millennial & minimalist-focused brands. Located 3 blocks East of the ICC. Moxy is to feature a 104 rooms while AC Hotel is to feature 102 rooms. Bad news is, these hotels will have NO onsite parking. The site will also feature a walk up Taco stand "Zombie Taco". The hotels will have separate entrances, AC guests entering from Chesapeake Street to the north, and Moxy guests entering from Meridian Street. Construction is to begin spring of next year with a completion date yet to be set.

Signia Hotel by Hilton; Pan Am Plaza Project. This is one of the two Mega hotels we've all heard about. Being build next to the ICC. This hotel will be a 814-room hotel along Illinois and Georgia streets. In addition, a 50,000 foot ballroom expansion to the ICC is also being added. At an estimated cost of $120 million (Gasp) just for the ballroom. An estimated time frame for construction has not yet been announced. A best est. date is sometime 2023.

Unnamed Hilton Mega Hotel; Pan Am Plaza Project. This is the second one we've all heard about. Being build next to the ICC. This second hotel being a 600-room hotel on the southeast corner. This project is currently on-hold due to opposition by other hotel owners in the area, but should begin construction shortly after completion of the first hotel.

The Aloft Hotel; Located 3.5 blocks NE of the ICC. This project is a conversion project of the Stock Yards Bank & Trust building. With a project started late last year, it has a completion date of April 2020? (Some contradiction on this. Another source cites it as April 2021.) This hotel should add 128 rooms.

The Even Hotel; Being built by Shapiro’s Delicatessen across the street at 808 S. Meridian. Located 4 blocks SE of Lucas Oil. Even Hotels focuses on traveler wellness. The hotel will offer a full gym, a glass-enclosed media/meeting room, a piano and wellness center, an open-air bar and a “unplugged area,” where guests can play board games. (They actually market that in all their hotels.) This hotel will feature 118 rooms. They have a target opening date of late 2020.

The Tapestry; One Jackson Place. This project was initially put on hold due to financial problems. This is a conversion project of the One Jackson Place building. Located 1.5 blocks east of the ICC. Currently listed as "In Development" by Sun Development LLC as well as "In the works" by the city projects page, construction on this hotel should begin once the Bethel Church project is completed late next year. With a completion date on hold. If completed this hotel will add 110 rooms.

TownePlace Suites. This project is currently underway with a completion date of March of 2020. Being build 1 block east of Lucas Oil. This hotel will add 146 rooms.

TRU. To be built by Prince Alexander Architects, on the site that is was their office location. Located 2 blocks east of Lucas Oil. TRU brand hotels feature smaller 'More efficient rooms'. This hotel will add 148 rooms and has a completion date of October 2020.

Unnamed 'Lifestyle' Hotel;  Morrison Opera Place building project. Roughly 3 blocks east of the ICC. Being built by Bruce Bodner LLC, this project would include a 220 room hotel and 32 condos. The project is waiting for approval by the Indianapolis Historic Preservation Commission. A completion date has yet to be announced.

Tribute by Marriott; being built by KennMar LLC. Located 4 blocks east of the ICC. This hotel will have art and memorabilia paying tribute to great individuals from Indianapolis, as well as focus on the city’s arts and cultural offerings, including exhibition art and music. This hotel will add 90 rooms. Construction is to begin soon. With a target date of March 2021.

Cambria Hotel; To be located at 850 S. Meridian St 4 blocks east of Lucas. (This is the 3rd attempt to build a Cambria in the DT area in the last 4 years.) To feature spa-style bathrooms and Bluetooth mirrors. (Bluetooth mirrors?) The hotel will add 148 rooms and has a target date of spring 2021.

Any extra rooms are great. But having over half still undated for completion does suck.

Can any Indy locals confirm the info about the Intercontinental? I can only find articles related to construction bids and proposals, and from those, it doesn't seem like this property will be anywhere near ready by Gencon 2020. I can't find any official press releases from Intercontinental Hotel Group stating an ETA.

Conversely, IHG has had press about the Kimpton Indy since 2017 (https://www.ihg.com/kimptonhotels/content/us/en/stay/boutique-hotels-in-indianapolis) . Do you have updated info on this property? All the information I can find still states it is to be 130 rooms with a estimated opening of Q1 or Q2 2020.

Much of the info I have came from a news article from 2 months ago from the IBJ.  It was discussing all the projects currently in the works. Many others come from the city of Indy's project page as well as contractor sites.

The rooms on Kimpton was increased about 5 months ago after receiving approval from the Indianapolis Historic Preservation Commission on Aug. 7 for a rooftop bar, new skirting and additional rooms. They are also buying the building next door which had housed Jack’s Pizza to be turned into venue space.

My small post on walkability for these upcoming places turned into a big, long post. Ick; sorry. But anyway:


  • Avid, old Emrich Furniture building. 1.1 mile walk to the convention center, but you go through/under the I-70 on-off ramp (look on Google street view for what I mean). Not far, but the interstate will make it feel very separated from downtown. 
  • Hampton Inn and Homewood Suites, .6 to .7 mile walk. Must go around govt. building & canal. Very scenic walk. Won't feel like it's far unless it gets really hot.
  • Bottleworks Hotel Phase One, 1.6 mile walk depending. Long way away. The distance by itself feels walkable, but it's location would make me want to drive.
  • Drury Hotel, old IBJ bldg. Stones throw from Fogo de Chao. Short walk east of Rock Bottom Brewery. 4/10ths of a mile from the ICC. 
  • Intercontinental Hotel & Resorts, The Illinois Building. Catty-corner to the Hilton. Close to Giordano's and Buca di Beppo's. .3 mile.
  • Kimpton Hotel, 1 North Penn. Close to Fogo de Chao, just a stones throw from upcoming Drury and Tribute. .4 mile from the ICC. 
  • Motto by Hilton; King Cole Building project. Real close to Rock Bottom Brewery, just a touch west of the upcoming Drury, Kimpton, and Tribute.  .3 of a mile. 
  • Moxy/AC Hotel, Signia Hotel by Hilton, and Unnamed Hilton Mega Hotel, all Pan Am Plaza Projects. Right next door. This distance is measured in feet. 
  • Aloft Hotel, 136 E. Market St. .6 mile. East side of Monument Circle. It'll probably feel as far as the Columbia Club, give or take a few yards. 
  • The Even Hotel, near Shapiro's Deli. .7 mile. Not bad for those with all their events in Lucas Oil Stadium. Not as good as Holiday Inn Express and Staybridge, but not bad, especially given the proximity to Shapiro's. But not a great choice if stuff is in the ICC or hotels. Even worse if events are in the JW Marriott. 
  • The Tapestry; One Jackson Place. Bldg name is, for some odd reason, One Jackson *Square*, not Place. Don't know why, given that the street name is "Jackson Place". Even more confusing: The IBJ gives the official address as 233 McCrea street. Indianapolis isn't supposed to be this confusing :-/. Close, though, only .2 mile to the ICC. It's literally right next to the Omni Severin. 
  • TownePlace Suites. It's only a block from LOS, but given it's location, it's still .5 mi from the ICC. That's still not far, but it's a better choice for events in the stadium than in the ICC. 
  • Tru. Other side of Post Office. Also .5 mile from ICC. Same situation as TownePlace. 
  • Unnamed 'Lifestyle' - If I've ID'ed it right from the map photo, it's right across from the Hampton Inn. .3 mi from ICC. It'll be a real good location if you're a fan of Yard House or Nada. Presuming it ever gets built.
  • Tribute by Marriott. A stumble away from Fogo de Chao. .5 mile from the ICC, right there with the upcoming Drury and Kimpton. 
  • Cambria Hotel. South of Shapiro's. .7 mile from the ICC. Sort of the same situation as The Even hotel, TownePlace, or Tru: Not bad for people mostly in LOS, but not nearly as good for ICC events. 

Whew.

What I like is how many of these are within a mile of the ICC. And better yet, how many are under half a mile. This is encouraging as a Gen Con attendee. The disappointing part is thinking about which ones won't get off the ground, but still... any addition is good. I'm optimistic.
